Property Tax

To view the current year property tax bill for this house, click here and enter parcel # 3180113310 and Submit. Note the Rate (in blue) and the Fixed Charge Total (in bold at the bottom). You can then enter another parcel number (for another house) to compare. You will find that most new houses have much higher Fixed Charge due to Mello-Roos taxes, which show up as CFD rows in the Fixed Charge section. There is more info on Mello-Roos here.

Please note: The current year taxes indicate the current applicable rates, but do not indicate the actual amount of property tax you (as a buyer) will have to pay in future. First, when the house is sold, the assessed value of the house will change, likely increasing your taxes. Second, selling the house will trigger a Supplemental Tax Bill to the new owner for the current year, which you can roughly calculate here. Third, rates may change in future years.
